Moving to Toronto

Toronto's rental market is competitive but comparatively well regulated. Ontario mandates a standard lease form for most residential tenancies, which removes a lot of the ambiguity found elsewhere, and caps what a landlord may collect up front. The obstacle for newcomers is credit: no Canadian credit file reads as a risk, and that is what applications turn on.

What catches people out

The Toronto traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Deposits that are not legal

In Ontario a landlord may collect first and last month's rent. A separate 'damage deposit' or 'key deposit' beyond the replacement cost is not permitted.

Classified-site fraud

Listings copied from real estate sites, an owner working out of province, and an e-transfer requested to hold the unit. Never before viewing.

No Canadian credit file

This is the actual barrier, not supply. Offering additional months in advance is common, though a landlord cannot require it — a guarantor or a strong employment letter works better.

After the keys

The admin that follows a move

Social Insurance Number

Needed to work and to be paid. Apply on arrival — it is quick.

The Ontario standard lease

Most residential tenancies must use the government form. It sets out the rules plainly, and a landlord avoiding it is a signal.

Hydro and internet

Electricity is billed by the local utility and is often the tenant's cost. Confirm what is included before you sign.

Tenant insurance

Frequently required by the lease, inexpensive, and worth having anyway.
