Moving to Berlin

Berlin is no longer cheap and has not been for years, but the harder problem is volume: a normal listing draws dozens of applicants and viewings are run as group appointments. The administrative side is equally unforgiving in a specific way — you cannot register your address without a signed confirmation from your landlord, and you cannot do much else without being registered.

What catches people out

The Berlin traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The landlord who moved to the UK

Berlin's shortage makes this the most-run scam in the city: a beautiful flat, an absent owner, and keys promised by courier after a deposit. Nobody legitimate does this.

Cold rent is not what you pay

Listings quote Kaltmiete. Nebenkosten for heating, water and building services are extra, and heating costs have moved a lot. Ask for the Warmmiete.

Nachmieter handovers

Taking over a lease from the outgoing tenant is common and mostly fine, but paying them for furniture you have not seen, or a deposit that never reaches the landlord, is not.

After the keys

The admin that follows a move

Anmeldung within 14 days

You need a Wohnungsgeberbestätigung — a signed confirmation from your landlord — to register. Ask for it at signing, because without registration you cannot get a tax ID, a bank account or health insurance.

Tax ID arrives by post

Your Steuer-ID follows registration automatically, in a letter, a few weeks later. Employers need it, so register early.

Kaution

Up to three months' cold rent, and you are entitled to pay it in three instalments. It should sit in a separate account, not the landlord's current one.

Rundfunkbeitrag

The broadcasting fee is per household and compulsory. If you share a flat, only one of you pays.

Language. German for leases and offices. English is widely spoken socially, less so administratively. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
