Moving to Bangkok

Bangkok's traffic makes the elevated train and the metro the organising principle of where to live — a place ten minutes' walk from a station is a different life from one ten minutes' drive. Renting is quick and informal by international standards, which is a mixed blessing: contracts are short, deposits are two months, and getting that deposit back at the end is the single most common complaint.

What catches people out

The Bangkok traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The deposit at move-out

Two months held, and deductions invented at the end, is the most frequent problem foreigners report in Bangkok. Photograph every surface at move-in and get the inventory signed.

Agents charging the tenant

In Thailand the landlord pays the agent. If you are asked for a commission, you are being charged twice for the same transaction.

Electricity billed above the state rate

Some landlords resell electricity at a marked-up per-unit price rather than the Metropolitan Electricity Authority rate. Ask what you will be charged per unit, in writing.

After the keys

The admin that follows a move

On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Bangkok: Two to three weeks. Two months' deposit plus a month in advance is standard.

TM30

Your landlord is legally required to report your address to immigration within 24 hours. Many do not, and it becomes your problem at visa time. Ask for the receipt.

90-day reporting

Long-stay visa holders report their address every 90 days. It can be done online, and missing it carries a fine.

Utilities and internet

Electricity and water are usually in the landlord's name and rebilled. Internet is yours to arrange and installation is fast.

Keep the lease for the visa

Immigration asks for a lease and often a landlord's identification documents. Collect them at signing rather than chasing later.

Language. Thai for contracts and offices. English is common in the central business districts. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
