Moving to Amsterdam
Amsterdam has a severe shortage and a specific trap that follows from it: landlords who let a flat on the condition that you do not register there. Registration with the municipality is what produces your BSN, and your BSN is what produces a bank account, a health insurance policy, a phone contract and a salary. A cheaper flat you cannot register at is not cheaper.

What catches people out
The Amsterdam traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
'No registration' flats
A landlord who says you cannot register at the address is either breaking their own rules or dodging tax. Either way you lose your BSN, and with it most of normal life.
Double agency fees
An agent cannot charge you a fee if they are acting for the landlord — serving two masters is prohibited. If you are being asked for a fee, ask who instructed them.
Deposits before viewing
The classic overseas-owner story runs constantly in Amsterdam because so many people search from abroad. Nothing is paid before someone stands in the room.
After the keys
The admin that follows a move
On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Amsterdam: Six to eight weeks. Insist on registration and the shortlist gets shorter but real.
Register at the gemeente
Book an appointment as soon as you have an address that permits registration. Your BSN follows, usually the same day.
DigiD
The national digital identity, needed for tax, healthcare and most government services. Set it up once your BSN exists.
Health insurance within four months
Dutch basic insurance is compulsory for residents and backdated to your arrival. The fine for being late is real.
The 30% ruling
If you were recruited from abroad you may qualify for a substantial tax advantage. Ask your employer early — there are deadlines.
Language. Dutch is official; English is spoken almost universally, including by most agencies. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
