Moving to Milan
Milan is Italy's business capital and rents accordingly — meaningfully above Rome, and rising. The critical local detail is contract registration: your lease must be registered with the tax authority, and that registration is what lets you claim residence, which in turn gates healthcare and identity documents. September is the worst possible month to arrive, because the universities fill the market.

What catches people out
The Milan traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
Unregistered contracts
A lease that is not registered with the Agenzia delle Entrate does not give you residence, and residence is what your health card and identity documents depend on. Registration is normally shared between the parties.
Agency commission
Typically around 10% of the annual rent plus VAT, paid by the tenant, and entirely legal. It is a large number that people do not budget for.
Condominium charges
The advertised rent frequently excludes building charges for heating, cleaning and the porter. Ask for the annual figure, not a reassuring shrug.
After the keys
The admin that follows a move

Codice fiscale
The Italian tax code, needed for a lease, a bank account, a phone and a doctor. Obtainable quickly, including from consulates abroad.
Register the contract, then the residence
Registration first, then declare residenza at the Comune. A police check at your address is part of the process — be reachable.
Health card
Once resident, register with the local health authority for a tessera sanitaria and a family doctor.
Utilities
Electricity and gas are transferred to your name; central heating in older blocks is often run by the building and billed through the condominium.
Language. Italian for leases, agencies and offices. English is common in business, less so administratively. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
