What catches people out

The London traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The landlord who is conveniently abroad

They cannot show you the flat, but they will post the keys once you have wired the deposit. There is no flat. Nobody legitimate asks for money before a viewing.

Fees that were banned in 2019

The Tenant Fees Act outlawed admin, referencing and inventory fees for tenants in England. A holding deposit cannot exceed one week's rent, and the tenancy deposit is capped at five weeks'. Anything else is not a fee, it is a warning.

A deposit that is not protected

Your deposit must be in a government-approved scheme within 30 days, and you must be told which one. If your landlord is vague about this, they are either disorganised or worse.

After the keys

The admin that follows a move

Right to Rent

Your landlord is legally required to check your immigration status before granting a tenancy. Have your share code or documents ready — this holds up more moves than anything else.

Council tax

Register with the borough as soon as you move in. Full-time students are exempt but must apply for it; a single occupant gets 25% off.

National Insurance number

Apply as soon as you arrive if you're working. It is not needed for a lease but it is needed for payroll.

The bank account catch-22

Banks want proof of address; landlords sometimes want a UK bank account. A tenancy agreement usually breaks the loop, and app-based banks will open an account before you have a utility bill.
