Moving to Chiang Mai

Chiang Mai is the most affordable city on this list and one of the easiest to settle into, with a large established international community and rents a fraction of Bangkok's. Two seasonal realities shape the year: prices and availability tighten sharply from November to February, and the burning season in March and April affects air quality enough that many residents leave.

What catches people out

The Chiang Mai traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

High-season price switches

A landlord quoting a low monthly rate in August may want a different number in December. Fix the rate for the whole term in writing.

Electricity above the state rate

Reselling power at a marked-up per-unit rate is common in condominium buildings. Ask the per-unit price and compare it to the provincial authority rate.

The deposit at move-out

Two months held and deductions found at the end. Photograph everything on arrival and get it acknowledged in writing.

After the keys

The admin that follows a move

TM30 and 90-day reporting

Your landlord must report your address within 24 hours; long-stay visa holders report every 90 days. Ask for the TM30 receipt at move-in.

March and April bring significant smoke. Residents fit air purifiers or travel. It is worth deciding which before you sign a twelve-month lease.

Bank account

Requires a long-stay visa and often a letter. Banks vary in how willing they are — this is a case where local knowledge saves days.

Internet

Fast and cheap, installed within days. Confirm the building supports the provider you want.
